Dennis Sanders, property manager, brings more than 26 years of maintenance and property management experience to J.H. Berry & Gilbert, Inc. He specializes in cultivating tenant and vendor relations across J.H. Berry’s portfolio of owned and managed properties. His work consists of developing operating and capital budgets, tracking vacancies, overseeing the compliance of CAM reconciliation, bidding, negotiating, and managing vendor contracts. Dennis also coordinates and oversees tenant and building construction work to ensure timely and accurate completion of improvements. He schedules, supervises and directs activities of maintenance staff and outside vendors to ensure timely repair. He also conducts property inspections to ensure optimal working order and condition.
Career Experience & Accomplishments
Prior to joining J.H. Berry, Dennis served as the director of construction maintenance at Education Corporation of America (ECA), where he managed the facilities team and external vendors relating to facilities construction, maintenance and security for 79 locations nationwide. During his tenure, he implemented a maintenance program which produced $495K of savings in the first year of operation. He also managed the construction of new and relocated campuses totaling $45M annually from inception to completion on time and under budget. Dennis is EPA universal HVAC Certified and was awarded the Hussman Achievement Award in Refrigeration and Application Engineering.
Dennis is a member of the 12th Street Baptist Church building committee. He volunteers at the Taste of Hope Program that provides meals for Rainbow City and Gadsden area residents in need. Dennis is also a member of the Shoal Creek Community Center building committee. In his spare time, he enjoys paddle boarding, boating, and spending time with family and friends.
