Dennis Sanders, property / project manager brings more than 30 years of maintenance and property / project management experience to JH Berry. He specializes in cultivating tenant and vendor relationships across JH Berry’s portfolio of owned and managed properties. His responsibilities include developing operating and capital budgets, tracking vacancies, overseeing CAM reconciliation compliance, and managing vendor contracts through bidding and negotiation. Dennis also coordinates and oversees tenant and building construction projects to ensure timely and accurate completion of improvements. He supervises maintenance staff and outside vendors to ensure efficient repairs and conducts property inspections to maintain optimal building conditions.
Career Experience & Accomplishments
Prior to joining JH Berry, Dennis served as Director of Construction Maintenance at Education Corporation of America (ECA), where he managed facilities teams and external vendors for 79 locations nationwide. During his tenure, he implemented a maintenance program that produced $495K in savings in its first year. He also managed the construction of new and relocated campuses totaling $45M annually, delivering projects on time and under budget. Dennis is EPA Universal HVAC Certified and was awarded the Hussman Achievement Award in Refrigeration and Application Engineering.
To date and over the past three years, Dennis has additionally performed construction project management services for a nationally recognized education college group. He successfully managed the addition and build-out of technical trade labs in fourteen locations for programs including Automotive Service, Electrical, HVAC, Diesel Heavy Truck, Plumbing, and Welding. All projects were completed on time and within budget without interrupting ongoing class schedules. Additionally, Dennis oversaw the build-out and relocation of four new campuses, ensuring seamless transitions and operational readiness.
Community Engagement
Dennis is a Deacon of the GraceWay Baptist Church. He volunteers at the Taste of Hope Program that provides meals for Rainbow City and Gadsden area residents in need. Dennis is also a member of the Shoal Creek Community Center building committee. In his spare time, he enjoys boating, the beach, paddle boarding and spending time with family and friends.
